GPS should get you to the house. Once you turn off the main road, follow the signs into Three Rivers Estates and look for our address marker near the driveway.

Parking

• Parking is available in the driveway.
• Please do not park or drive on the grass.
• There is room for kayak or boat gear.

Complimentary Wi-Fi is available throughout the home. You may sign into your own streaming services on the available TVs. Please remember to sign out before checkout.

Thermostat & A/C

• Please do not lower the thermostat below 72°F.
• When leaving for an extended period, set the thermostat to 76°F.
• Please keep doors and windows closed while the A/C is running.

Kitchen, Grill & Firepit

The kitchen is fully equipped for home-cooked meals. The outdoor grill may be used for gas, charcoal, or wood-chip smoking. The firepit is also available for guest enjoyment. Please use outdoor cooking and fire areas responsibly and make sure flames are completely extinguished when finished.

Septic System

This home uses a septic system. Please flush toilet paper only. Do not flush wipes, feminine products, paper towels, or other items, even if labeled "flushable." Please avoid putting grease, food scraps, or harsh chemicals down the drains. Please bag them and put them in the trash.

Trash

• Trash pickup is Monday.
• Place full trash bags in the outdoor trash cans.
• Please roll both cans to the street Sunday evening.
• Recycling service is not currently available in this area.

Our 4-person hot tub is complimentary, though it may occasionally be unavailable for maintenance. If it is important to your stay, message us ahead of time to confirm availability.

To Use the Hot Tub

1. Unlock: Press and hold the lock button for 2 seconds. The panel automatically locks again after about 5 minutes.
2. Set temperature: Use the ▲ and ▼ buttons. Please do not set above 104°F.
3. Heat: Press the heat button. Red light = heating; green light = selected temperature reached. Heating may take several hours.
4. AirJet bubbles: Remove the cover and press the AirJet/massage button. Bubbles stop automatically after about 30 minutes; press again for another cycle.

When Finished

• Turn off the AirJet bubbles.
• Leave heater and filtration settings as you found them.
• Replace and securely fasten the insulated cover.
• Do not turn off main power, adjust the timer, drain the spa, or add chemicals.

Safe Use

• Please Rinse feet before use.
• No glass, food, soap, bath products, pets, lotions, or oils.
• Children must be closely supervised.
• Do not use during thunder or lightning.
• Enter and exit carefully; surfaces may be slippery.
• Do not use while impaired by alcohol, drugs, or medication.
• Pregnant guests and guests with health concerns should consult a healthcare professional before use.

Kayaks, a canoe, and paddleboards are available for complimentary use during your stay. At your own risk.

• Life jackets are required whenever using watercrafts.
• Watercraft should not be used after sunset.
• Return equipment to where you found it and report any damage.
• Children must be supervised at all times near the dock, walkway, and riverbank.
• Swimming, kayaking, and dock use are at each guest's own risk.
• River conditions may change without notice.  

Pets

• Prior approval required.
• $250 pet fee.
• Maximum of 2 dogs.
• Dogs must be leashed outdoors.
• Pets should not be left unattended unless kenneled.
• Please keep pets off furniture and beds.

Smoking

No smoking inside the home or near entryways.

Events & Visitors

Special event gatherings require prior approval and may require an additional fee. Visitors also require prior approval.

Exterior security cameras are present for guest and property safety. Please do not move, block, disable, or tamper with security devices.
